Landlord Fixed Cost Possession Claims

Residential Possession Claims - Fixed Fee Charging Structure

Phase 1 – Taking initial instructions, dealing with any preliminary issues, preparing and serving Section 8 or 21 Notice on tenant.

£150 plus VAT 

Phase 2 – Preparing and issuing Possession proceedings under Section 8 or Section 21 to include a claim for rent arrears if Section 8 is being pursued.

£450 plus VAT 

Phase 3 – Section 8 claims only - preparing witness statements and representing the Landlord in Court.

£250 plus VAT 

Phase 4 – Enforcement. Applying for Warrant of Possession and instruction of Bailiffs or applying for conversion to High Court Order and instruction of High Court Sheriff (Sheriff’s fees vary).

£150 plus VAT 


In addition the following Court Fees will apply (subject to change).

  ·         Court issue fee - £308

  ·         Warrant of Possession fee - £121
